My very first property was bought as a home and I paid £18,000 for a 2 bedroom terrace house in Merseyside. Within 3 years it had almost doubled in value!.  I sold the property for £34,000 in 1988!

Some Key Pointers for Buy To Let Mortgages

  • Know your credit score and repair if not a high score
  • In general, the lender requires the rental income to cover 125% - 150% of the mortgage interest
  • A few lenders now require you to provide evidence of personal income
  • Some lenders require your personal income to be a minimum of £25,000, for self employed that is £25,000 net profit
  • Some lenders will take personal income into consideration if rental income is not sufficient
  • There are only a very few lenders that will now accept gifted deposits and builders’ discounts
  • The maximum loan to value is generally 75%
  • The property and rental valuation is key to a successful Buy to Let Mortgage application
  • The term of Buy to Let Mortgage can be between 5 and 40 years
  • The minimum age to obtain a Buy to Let mortgage is 18 and a very small number of lenders have no maximum age
  • The majority of lenders prefer to lend to applicants aged between 21 and 75
  • Property and tenant type affects borrowing options
