Buy To Let Mortgage Brokers

Why should you consider useing a specialist buy to let mortgage broker?
The buy to let and property investment market has grown tremendously over the last ten years. Some investors view their property portfolio as their pension, some just as additional income and others buy in the hope that property ultimately increases again and in the long run they make money on the increase in equity (minus any capital gains tax).

To be successful with buying property and especially the financing of the purchases you need to consider obtaining expert advice. Although the availability of investment property finance has increased, with many properties being bought below market value, from auction houses or from lenders repossession books, investors even more so are turning towards using an experienced buy to let mortgage broker to advise, source and arrange their mortgages.

Using a broker not only takes the hassle out of the mortgage application process itself, but more importantly saves the investor valuable time. The longest part of the mortgage process in my experience has normally been the sourcing the correct product. With 21 lenders, over 100 products on the market and as many again lending criteria per lender, an experienced mortgage broker knows which lender to approach for your specific mortgage.

This time is valuable to you. If you are or are considering buying a below market value (BMV) property or a property from an auction house or one  repossessed from a lender you will be asked to complete within a specified timescale. This does mean complete i.e. from the time your offer is agreed to the time the vendor has your funds. And from the mortgage requests I have had over the passed 12 months the majority of clients have had time constraints of normally 28 days to complete.

I have found that the disappearance of mortgage products since 2007 there has been an increased pressure on purchasers to complete within 28 days. And vendors are asking to see a “decision in principle” before even accepting a mortgage offer from an investor. Your broker can obtain a “decision in principle” or otherwise known as an “agreement in principle” within seconds of submitting your personal details to a lender. This agreement is the first part of the buy to let mortgage and lets the vendor know you are serious. However to get to this stage a lot of research has to be taken to find out which is the best buy to let mortgage to meet your criteria. And this is the time consuming part.

The majority of work will be done by your broker so all you now need to do is find an experienced broker, one you feel comfortable to work with, who you feel helps you understand the mortgage process and one who will keep in touch with you.

5 Tips to find an experienced broker
Find out what experience they have of buy to let mortgages. Here's a few pointers;

  • Ask to speak to a recent/regular buy to let mortgage client
  • Ask to see any testimonials they may have
  • Ask if they own rental property themselves
  • Ask if they have they ever had to complete a mortgage with 28 days
  • Ask if they have a guarantee in place or a code of accountability
