Tennants - Do you want to cater for families, students who want to share, young professionals, the unemployed? This will help you decide on the type of property you purchase and where it's located, Many lenders will want to male sure that an agreement is in place with your tentants on an Assured Shorthold Tenancy.

Area - Location is important and will often determine the type of tenants you can attract. I made a mistake many years ago which could have gone horribly wrong had I not been a little lucky. It's very worth while visiting possible property locations and checking out local transport services, car parking, location of shops, schools. Local letting agents can be a great source of information, it;s in their interest to help because you may decide on using them to manage your property. Condition of property - You might be looking for a property to improve which can be a good idea but you should be aware that some lenders may restrict how much you can borrow + there will obviously be a delay before you can start to let the property out. I have developed some of my own properties and you will need to factor in any mortgage payments during  the renovation period.

Rent and rental yield - Do your research and find out how much rent you should expect for unfurnished and furnished properties. The local press will normally have free newspapers and will give you a pretty good feel for rents. Once again, letting agents are a useful port of call with access to this vital information.

Every mortgage lender or mortgage broker has to complete a "Fact Find" and issue a Key Features Illustration (KFI). The difference is that a mortgage broker only needs to do this once per contract.
